How to Build a House that Will Fit Your Needs Now & in the Future

Planning and building a home from which you never plan to move requires a “big picture” approach, thinking about how the home will fit your needs not only now, but also in the future. The National Association of Home Builders (NAHB) defines universal design as “the design of products and environments to be usable by all people, to the greatest extent possible, without the need for adaptation or specialized design.” When designing your home in Colorado, ask your home builder how to incorporate elements that will accommodate living with ease over your lifetime.

Here are some design features that ensure your home will enable you to age in place:

1. Zero-step entrances into the home

Having at least one entrance that doesn’t require stepping up (or down) will allow anyone to safely and easily enter and exit, even with a wheelchair or walker.

2. First-floor living

Even if you are building a two-story home, consider how you might convert to one-floor living, should the need arise. This would include a main-level bedroom and full bath with room to maneuver, as well as adaptable kitchen and entertainment areas.

3. Open spaces with wider hallways and doorways

Many new homes have open floor plans on the main level that accommodate easy accessibility, but don’t forget that doorways and hallways should be at least 36″ wide for wheelchairs and walkers.

4. Secure handrails on both sides of the stairs

Installing two handrails provides help for those with less strength on one side than the other.

5. Good lighting in hallways, staircases and exterior walkways

Prevent tripping or missteps that lead to falls by keeping these areas well lit.

6. Reachable controls and switches

Consider people of various heights, as well as those in wheelchairs when locating controls. Lever-style door handles and faucets, and rocker switches make controls easier to operate.

7. Safety upgrades

Grab bars, step-free entry showers, no-skid mats and rugs make everyday tasks safer.

8. Outside topography

Consider the area around your home. Is it easily walkable? Are there wide sidewalks throughout the neighborhood?

The incorporation of universal design principles assures easy access and function within your home–improving your quality of life as you age–and also allows greater independence for children, older guests, and anyone with a physical impairment (even a temporary one).
