Home Building Checklist - A Step-by-Step Overview
Building a new home is an exciting adventure, but with so many details involved, being as prepared and knowledgeable as possible just makes good sense.
Prior to breaking ground, it is essential for buyers to understand the general construction sequence and timeline. The order in which work progresses runs generally the same for all homes, and is based on well-developed standards of practice that meet a uniform set of building codes. These standards ensure that work is done efficiently and cost-effectively.
When working with Sheffield, you may expect the construction timeline to proceed as follows:
- Grading and site preparation
- Foundation construction
- Framing
- Siding
- Rough HVAC
- Rough plumbing
- Rough electrical
- Insulation
- Drywall
- Flooring Preparation
- Trim
- Painting
- Finish electrical
- Bathroom and kitchen counters and cabinets
- Finish plumbing
- Carpet and flooring
- Finish HVAC
- Hookup to water main
- Hookup to sewer
- Orientation with Buyer / Punch List
Each step of the building process is exhilarating in its own way. Breaking ground can be an emotional stage for new home buyers as they see their months of planning start to come to fruition, and begin to anticipate the finished home that will soon be theirs.
The foundation provides the first look at the home’s footprint. Once framing begins, the interior of the home begins to take shape as the walls and roof go up. Shortly after, the windows and doors are installed and the roof is shingled. At this point, it becomes easier to visualize the finished space.
And of course, there is nothing like walking through the completed home, when all the hard work and waiting is over and your dream becomes a reality.
As a local builder founded in 1978, Sheffield Homes guarantees a finished project that exceeds the most stringent expectations. That guarantee is possible, in part, because of clear communication with our clients about the entire home-building experience.
Sheffield Homes employs the streamlined process it has honed since 1978 and works with a great team of vendors who ensure each new home adheres to the highest standards and is completed as efficiently as possible. In addition to the steps listed above, Sheffield goes even further to ensure the best possible outcome by meeting with home buyers throughout the construction process.
- Home buyers participate in a pre-construction meeting to explain the process and help eliminate surprises along the way.
- We schedule additional meetings with home buyers at critical stages of construction, including a home comfort meeting prior to HVAC installation, an electrical walk-through to see if there are any changes to the plans, and a pre-drywall walk-through.
- During orientation prior to closing, buyers walk the home with the construction superintendent to familiarize themselves with the various mechanical systems in the home (e.g. appliances, HVAC system, main water shut-off, etc.) and to create a punch-list of any needed touch-ups.
Careful preparation and execution is key to running a smooth construction project. Sheffield’s commitment to keeping the home buyer informed and satisfied at every step in the construction process helps ensure both a quality product and a happy home owner.
